The scope of the work to be undertaken, e.g. space planning, branding, design & build etc.

The aims of the project e.g. what are we selling? What activities must be accommodated?

A reasonable desired target budget.

Special requests and points of difference, how are we going to stand out from the competition

// CONCEPT DESIGN Based on the brief we produce:

Conceptual graphic designs, logos etc.

A space plan, showing flow and relative size and position of the functional parts.

3D visuals, usually computer simulations, showing what the proposed solutions might look like, from every angle, to a photographic standard.

Branding, finishes and colours are proposed for approval.

Approval by the client is the end goal and adjustments are made as required to achieve this.

// BUDGET ESTIMATES

Approximate costs are calculated based on the concept and experience from similar jobs in the past.

Approval is sought and the design modified if necessary to better conform with the stated budget.

// DEVELOPED DESIGN

Full 2D working drawings and documentation are produced to the standard necessary for tender, landlord approval, consent application and construction.

Consultant input and coordination is undertaken to ensure all services and requirements are smoothly integrated. These consultants might include a structural or fire engineer, extraction or lighting designer etc.

All details of the developed design are reviewed by the client and approved before going to tender.

// TENDER & PRICING

A scope of work is prepared to describe in detail the work to be performed by the various sub trades.

Suitable contractors are identified and invited to submit quotations for the construction work.

The design is explained to those quoting and their questions and concerns answered.

The resulting quotations are collated and compared with recommendations made for contractor selection.

Any last minute adjustments to the design are made to ensure it meets budget.

// BUILDING CONSENT

Lucid will prepare consent documentation, fill out application forms, lodge the consent application and follow through with the local authorities providing all supporting information required for granting of building consent.

// CONSTRUCTION

Contracts are prepared and signed with various options offered from consultancy to oversight and supervision, through to full turn-key construction contracts.

A project plan is prepared showing by Gant-Chart the participants, task dependencies, major milestones and completion dates.

The project management plan is communicated to all participants and feedback sought for its refinement.

The project management plan is implemented with progress reports regularly communicated.

The project is completed, on time, on budget and to a high standard of finish. This is our ultimate aim and we haven’t missed one yet..!

// FEES

Historically design fees usually work out to be about 10% of the final construction budget. This percentage can become a little higher for jobs worth less than $50,000.

Fees are often charged at an hourly rate but usually work out to 10% in the end. We sometimes split the design work into two contracts if our client is more comfortable that way: One for the initial concept, which contains the main ideas and proposed solutions and one for the developed design and construction documents.

Project management fees are also percentage based and are dependent on the scope of the project and the level of responsibility required.

Our clients should always feel comfortable to discuss these costs with us, we always look for a win-win agreement.
